- Furniture is flexible and can be moved on request.

B &B Terms and Conditions
General Points
- We require a deposit of 30% to secure reservations in the B&B. If you cancel with 14 days or more notice, we will refund the deposit less £10 administration fee. If you cancel with 13 days or less notice we will not refund the deposit unless we are able to re-let the room. If we are able to relet the room we will refund the deposit less (£10 admin fee and any discounts required to let the room at short notice)
- If your stay is curtailed we will charge the full amount
- Sorry we cannot accept children under 12 or pets in the B&B.

- All accommodation is offered subject to availability at time of receipt of deposit and at the tariffs applicable
- Arrival is between 16:00 and 19:00. Please let us know if you expect to arrive later.
- Rooms must be vacated by 10:30 on day of departure
- We cannot accept responsibility for the loss of guests’ property
- Accounts must be paid before departure. We do not accept cheques
- All major credit cards are accepted (except American Express)
- We provide complimentary on-site parking to guests, subject to availability. Cars and their contents are parked entirely at the car owners risk
- Alton House B&B is strictly non-smoking. Should you smoke in your room or the Annex – our smoke alarms may go off. We will charge a fee of £100 to your debit/credit card for having to undertake a deep clean
- We reserve the right to amend curtail or terminate any contract should the conduct of any person who is party to that contract cause any detriment to the well being of other guests
The Annexe - Terms and Conditions

Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.

- A non-refundable deposit of 25% of the holiday price is payable at the time of booking. Bookings made less than six weeks before your arrival date must be accompanied by the full amount of the holiday charge and the £100refundable damage deposit (if requested).
- The balance must be paid so as to arrive no later than six weeks before the commencement of your holiday. If the balance is not received by the due date then your holiday will be treated as a cancellation and the client will remain liable to pay the balance of the rent.
- All cancellations must be immediately notified by telephone and then in writing. If you cancel your holiday more than 6 weeks before it is due to start then your deposit will be forfeit. If you cancel less than 6 weeks prior to the holiday then the full balance remains due and is not refundable.
- We strongly advise that you take out comprehensive travel insurance. If you choose not to then you accept responsibility for any loss that you may incur due to your cancellation.
- Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.
- The number of persons using the accommodation at any time must not exceed Xand only those people listed on the booking form can occupy the apartment. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
- Bookings cannot be accepted from persons under eighteen years of age.
- We (the owner) reserve the right to refuse a booking without giving any reason.
- We or our representative reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes.
- Tenancies normally commence at16:00 unless otherwise agreed and guests are required to vacate the property by 10amon the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests.
- Smoking anywhere on the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused smoking will be at the expense of you.
- One dog is permitted provided that they are mature, well behaved and kept to non-carpeted areas on the ground floor. Additional Charge £30 will apply per booking
- Damage deposit – In making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.The security deposit will be returned within 30 days of the end of your holiday less the cost of damage/breakages.
- Damage to property – Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. In the event that you notice damage in your accommodation please let us know immediately so that we can take the appropriate action. If there have been any breakages during your stay, we would be grateful if you could replace them or advise us before you leave. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage found.
- Remind your guests to lock the doors and close the windows when they leave your property unoccupied.
- The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.
- Please note that in the event that any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.
- The client may in no circumstance re-let or sublet the property, even free of charge.
- The Internet connection is available (at no extra cost) subject to technical availability.
- The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building, grounds or pool.
- All inventory must remain in the property it was in at arrival and not be taken to another property.
- Children under 18 must be supervised by their parents/guardians at all times.
- We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.
- Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to us/our representatives and we will endeavour to put matters right. Any complaints not reported to us/the property manager at the time and only reported after the client has returned from holiday will not be considered by the proprietor.
- We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
- This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.

What information we collect
- When you make a booking with us we collect the names of some or all of the guests who will be staying and the home address, email address and telephone number of the person making the booking. We also collect a debit or credit card number to take the deposit.
How we use the information we hold
- We use your home address as part of the card payment processing to validate the card.
- We will use your email address to send you confirmation of the booking, details on how to find us and other information you may find useful for your stay.
- We will not use your telephone number to contact you unless it is for an emergency or we have been unable to contact you by email.
How your data is stored
- All of the personal and debit/credit card data you supply us, as part of an online booking, is stored securely on a third party system called Freetobook.
- Neither we nor Freetobook will share your information with any third party unless there is a legal reason for doing so.
Marketing
- We like to stay in touch with guests to send information about our B&B and holiday let including any special offers we may have or local events. We only send emails to people who have given us their express consent when completing their registration form after check in.
- If you decide you do not want to receive any further emails please contact us at Email address and we will not contact you again.
Guest Registration
- We are required by law to collect the following information on all our guests. We do this by asking you to complete a registration form on arrival.
- For commonwealth guests we require the name and nationality of all guests.
- For non-commonwealth guests we require the name, nationality, passport number, and address of next destination of all guests.
- We are required to retain these registration forms for a year and show them to a police officer if they request to see them. We will destroy these forms 12 months after your stay.
